How applying for one of my rentals actually works.

Renting shouldn't be a black box. Plenty of renters across the inner west have been ghosted, kept guessing, or treated like a number — that's not how I work. Here's exactly how it goes with me, with no mystery.

  1. Tell me what you're after

    The area you want to be in — Auburn, Lidcombe, Chester Hill — your budget, and the things that genuinely matter: pets, parking, how close to the station. The more I know, the fewer wasted Saturdays you'll have.

  2. See the right places

    I'll point you at homes worth your time rather than padding your weekend with ones that won't suit, and I make inspections easy to get to. Come through, ask everything, and picture yourself actually living there.

  3. A straightforward application

    You'll need ID, income details and a couple of references — that's most of it. I read every application properly rather than just filtering on a number, so a genuine renter with a slightly thinner file still gets a fair go.

  4. A real answer, quickly

    I won't leave you refreshing your inbox. Usually within a day or two of a complete application I'll have a proper answer for you either way — and if something's holding it up, I'll tell you what.

What to sort before you move in.

A good tenancy starts before the keys do. Four straightforward things worth getting right so the rest of it stays easy.

  • Read the inspection report properly

    Before you move in you'll get an in-going condition report — go through it room by room, photograph anything that's already marked or damaged, and note it. It's what protects your bond at the end, so it's worth the half hour now.

  • Know where your bond actually sits

    Your bond is lodged with NSW Fair Trading's Rental Bonds — not held by the agency, so it's protected. At the end of the tenancy it's returned based on the condition report and the state of the property; fair wear and tear is expected and accounted for.

  • Know how to report a repair

    Something needs fixing? Just let me know — by phone, text or email — and I'll log it and get it actioned. Urgent repairs are handled straight away under the tenancy rules; everything else is sorted promptly with the owner's approval, and I keep you posted.

  • Ask before you assume — pets and the rest

    Whether a pet is on the cards depends on the property and the owner, so ask before you apply rather than guess. Being upfront only helps — where it's a possibility, I'll always put a genuine case to the owner for you.

How do I apply for one of your rentals?

Come through an inspection or get in touch, and I'll point you to the application — you'll need ID, income details and a couple of references. I read every application properly rather than just filtering on a number, and I'll always give you a real answer either way.

How long does it take to hear back?

As quickly as I can give the owner a proper recommendation — usually within a day or two of a complete application. I won't leave you refreshing your inbox; if something's holding it up, I'll tell you.

What happens to my bond?

Happy to talk in English, Dari or Farsi. Plenty of the people I help rent in the inner west would rather sort the important details in the language they actually think in, and that's completely fine by me.
